Hi guys
is there any builders out there can help.
I am thinking of buying a plot and want a sort of rough idea how much a 2 bed detached house or bungalow with a garage would cost to build

Lots of variables in that request. Size of property (from spec developer to American proportions), what type of construction (factory built to all traditional materials), self build or built by others, type of land it's being built on (ground type and level) ...... Could be anywhere from £10k (ex holiday caravan) to £250k+ .......

Wouldn't have a clue, but there's a few available in Dawlish Warren, I beleive .....

Without plans its a how long is a piece of string question.
The old rule of thumb was £1000 per square of floor space (all floors not just the ground floor footprint).
Still not a bad way of calculating a ball-park figure except the £1000 bit is now out of date. Allow £1500.

Something like a timber frame log cabin might be another option,
